Kaab at the Park
The project is located in Playa del Carmen, in the Ejidal neighborhood, on a 1,750 m² mid-block plot with two frontages. The main façade faces La Ceiba natural park, a protected nature reserve.
The project’s layout and placement stem from respecting the existing vegetation, creating a series of interior courtyards that configure various microclimates within the building’s volumes. The main entrance passes through a courtyard featuring a Ceiba tree, which acts as a natural filter before leading into another central courtyard with existing vegetation.
The project consists of five volumes connected by bridges around the courtyards. These corridor bridges not only serve to link the different apartments but also act as terrace bridges and observation decks, serving as spaces for interaction among neighbors. They are protected by a grid-patterned lattice made of prefabricated concrete.
The development includes 46 apartments of various typologies and sizes, ranging between 60, 100, and 120 m², along with commercial spaces, coworking areas, and recreational spaces on the ground floor. The rooftop features communal areas for socializing.
The project is conceived with a design approach that integrates its location, environmental considerations, and sustainable development principles.
